A 200,000 sq ft office scheme in the St John’s District of Manchester City Centre is planned by Henry Boot development arm HBD. The planning application for the scheme is expected to be submitted soon.

A sixteen-storey building on the former site of the LTE Group’s Manchester College, which moved to its new campus last year, will be the £140m Colloco scheme.

The construction phase will create 850 jobs to build high-quality flexible workspace on all levels, with spaces designed to encourage collaboration and innovation.

A roof pavilion will have breakout and events space and access to a landscaped garden terrace with city views.

The project team is composed of Arcadis, EPR Architects, Asteer Planning, Curtins, Hoare Lea and Ramboll.

HBD is planning to submit the scheme soon, as it is currently developing  a 100,000 sq ft net zero carbon, smart-enabled Grade A office scheme on John Dalton Street in Manchester.

Adam Brady, Executive Director at HBD said: “We’re very proud to be bringing forward Colloco, which will provide a future facing workspace solution in the post-Covid era.

“We wanted to create a building that provides a positive impact to Manchester’s thriving community but one which also meets the needs of a modern and progressive work culture. Colloco is a completely different prospect to the sterile and corporate offices of yesteryear.”
